Why this exists
Capital projects deserved a real record
Roof replacements, facade restorations, and elevator modernizations generate years of bids, change orders, engineer letters, and board votes. That material usually lives in personal inboxes, forwarded threads, and shared drives nobody can search when it matters.
Association portals solve dues and resident requests — and most members never log in. CapEx software asks vendors to adopt another portal. Neither leaves the board with an independent, exportable project history that survives the next election.
BoardRecord started from that gap: capture the email the building already receives, structure it per project, and keep decisions next to the evidence.

Dues, violations, amenity booking, and resident apps belong to platforms like PayHOA, Buildium, or TownSq. BoardRecord sits beside them for capital work.
Not a vendor CapEx portal
We do not ask your GC or architect to log into another dashboard. They keep emailing; your board gets the structured timeline.
Not a replacement for counsel
BoardRecord preserves the evidence trail. Board Pro exports a counsel brief when you need one. Legal advice still comes from your attorney — we do not sell attorney referrals or AI legal advice.
